When 1 Seagate Road came on the market 9 days ago at $4.995 million, I pointed out that the owners had paid $4,612,000 just a year ago in a bidding war that had started at $3.495, and wondered whether the would-be, but losing buyers back then were still around today. It turns out that they are, or maybe it’s a new crop, but either way, the property is now under contract.

Again: in the current market, if it's not flying off the shelf, it's overpriced

Instant activity can’t be expected in the higher price ranges, of course; a $30 million listing, for instance, is going to take a while to move, but there’s so little inventory in the <$5 market that an owner of a house that has sat, lonely and unloved, for even two weeks ought to conduct a reality check with himself.

27 Grove Road, Cos Cob. $2.4 million, 14 days.

New Listing on Lake

530 Lake Avenue, $5.995 million. I last saw this house when it was on the market in 2005; I liked it then, and it still looks good. Back then, the house was listed originally for $5.195 million and went unsold for 7 months until the current owner picked it up for $4.475 in March 2006. I wouldn’t expect it linger on the market this time, because it’s a nice house and fairly priced, I think, for this market. And right now, there’s not much comparable to it in its price range.

On the other hand, and as someone just pointed out to me, it is still possible to overprice a house, even in this market

84 Meadow Road in Riverside, priced at $4.5 million, has lingered in our miniscule inventory for 56 days now (the listing broker’s website says 21 days, but that’s why we know tham as Hooligans & Lawyers), with no price cut and no buyers.

Meadow is one of the most attractive streets in Greenwich, let alone Riverside, and this property comprises 1.1 acrs in the R-20 zone, so what’s holding it back? It’s old — 1923 — and dated, but that shouldn’t be insurmountable. Why isn’t it selling? Especially in Greenwich, but in almost every real estate market, the answer to that is simple: price.

While their full conversation wasn’t heard, topics ranged from erecting a migrant welcome center at Tod’s Point; merging the Greenwich Republican party with the Democrat Town Committee (which has effectively already been accomplished) and barring dissidents from future caucuses; and exchanging Eastern Middle School’s student population for Western’s. Not all of these proposals can be expected to be welcomed by all residents, which is why the meeting was conducted in the Riverside Yacht Club’s secret conspiracy room.

USC Cancels Main Commencement After Numerous Anti-Israel Protests

The University of Southern California canceled the main May commencement after it canceled the speech by the valedictorian who expressed eliminating Israel.

USC explained it had to take the steps due to new safety measures:

With the new safety measures in place this year, the time needed to process the large number of guests coming to campus will increase substantially. As a result, we will not be able to host the main stage ceremony that traditionally brings 65,000 students, families, and friends to our campus all at the same time and during a short window from 8:30 a.m. to 10 a.m.

It all started when people exposed valedictorian Asna Tabassum’s anti-Israel social media posts.

These weren’t critical of Israel. The posts called for the elimination of the Jewish state:

A Muslim University of Southern California (USC) valedictorian who was barred from giving a graduation speech said on Tuesday she is “not apologetic” for the anti-Israel views she expressed online, including calls to abolish the Jewish state.

USC student Asna Tabassum told CNN she’s not sorry about promoting “unequivocal and unconditional right to life for all people, including Palestinians,” which she claimed was the point of her anti-Israel social media posts that resulted in the school canceling her speech.

“The abolishment of the state of Israel, I‘d like to clarify, is the abolishment of an apartheid system,” Tabassum said. “It inherently is a system that subjugates Palestinians as dehumanized. And it subjugates Palestinian life as not worth the same as other human life.”

The school is fearful of 65,000 people attending the ceremony; their home stadium’s capacity is 75,500. Stay tuned.

Report: Gaza Terrorists Attack U.S. Humanitarian Pier During Construction Work

i24NEWS: “Gazan terrorists fired mortar shells on Wednesday towards the construction work on the humanitarian pier being built off the coast of Gaza.”

Last month, President Joe Biden announced the decision to construct a floating pier for large-scale aid delivery to Gaza and supply aid through trucks and airdrops. “I’m directing the US military to lead an emergency mission to establish a temporary pier in the Mediterranean on the Gaza coast that can receive large ships carrying food, water, medicine and temporary shelters,” President Biden declared on March 7.

This is the same idiot who assured the nation that the billions of dollars he was handing over to Iran would not be used to fund terrorism “because they promised they wouldn’t”.

A former athletic director, who is black, has been arrested for making this using a clip of the principal's voice that he uploaded to an AI audio platform, which then allowed him to make the recording with whatever words he put into a prompt.

Baltimore County Police arrested Pikesville High School's former athletic director Thursday morning and charged him with using artificial intelligence to impersonate Principal Eric Eiswert, leading the public to believe Eiswert made racist and antisemitic comments behind closed doors.

Dazhon Darien, 31, was apprehended as he attempted to board a flight to Houston at BWI Airport, Baltimore County Police Chief Robert McCullough said at a news conference Thursday afternoon. Darien was stopped for having a gun on him and airport officials saw there was a warrant for his arrest. Police said they did not know whether Darien was trying to flee.

"The audio clip ... had profound repercussions," police wrote in charging documents. "It not only led to Eiswert's temporary removal from the school but also triggered a wave of hate-filled messages on social media and numerous calls to the school. The recording also caused significant disruptions for the PHS staff and students."

Police say Darien made the recording in retaliation after Eiswert initiated an investigation into improper payments he made to a school athletics coach who was also his roommate, and Darien is also charged with theft and retaliating against a witness.

Darien was released on a $5,000 bond.

Meanwhile, Eiswert has not been working at Pikesville High since the recording was made. It is unclear if he was suspended with or without pay.

AI is getting better (or worse, depending on your perspective) every day, and it probably won’t be long before malicious frauds like this are undetectable. Ugh.

Scott Shellenberger, Baltimore County's state's attorney, said this is the first time his office has prosecuted a case related to artificial intelligence, and it's likely the first criminal case in the country. State lawmakers will need to update criminal statutes to include the new technology next legislative session, he said.
